They carry out minor repairs, maintain equipment and facilities, and perform preventative inspections of building mechanical systems. Building superintendents employed by large organizations are responsible for the operation of buildings and may also supervise other employees. They work for office and apartment building management companies, condominium corporations, educational institutions, healthcare facilities, recreational and shopping facilities, religious institutions, industrial facilities, and others.
• Adjust heating, cooling, ventilation, and plumbing systems, as well as the electrical system, and perform minor repairs, contacting tradespeople when major repairs are required;
• Perform other routine maintenance tasks, such as painting and repairing drywall panels;
• Maintain an inventory of supplies and equipment and make minor purchases as needed;
• Respond to resident requests for minor repairs;
• Conduct regular building inspections to identify malfunctions in mechanical systems;
• Provide general assistance to qualified professionals such as mechanics, electricians, carpenters, and plumbers;
• Coordinate the preparation of units for new tenants;
• Ensure that safety and security measures are in place throughout the facility;
• Post available units, show apartments and offices to prospective tenants, and collect rent;
