We’re seeking an Associate, Real Estate Investments to join our Real Estate Investments team. The hire will be involved in all aspects of the real estate investments and the asset management process.
ABOUT YOUR ROLE
As an Associate, Real Estate Investments, you will:
Collaborate with investment managers in the analysis of potential real estate transactions across several asset classes including residential, office, retail, and industrial assets, and transactions in various forms: direct asset transactions, private funds, etc.
Act as a lead in the development and validation of financial models related to real estate investments (debt or equity)
Act as a lead in preparing investment recommendations memorandums for investment approval
Analyze cash flows and project returns
Analyze the impact of different assumptions on performance: revenue, operating expenses, financing, tax, fees, etc.
Analyze investment risks
Analyze the asset’s operating budget and financial statements
Analyze the partnership structure
Participate in preparing and presenting investment opportunities at weekly Real Estate Management Investment Committee meetings
Participate and support investment managers in the due diligence process
Summarize and follow up on external reports (physical, environment, financial, legal, tax, insurance and other reports)
Participate in drafting administrative documents
Business plans for the various assets, asset management presentations, partner reviews, presentations to PSP Investments’ Board of Directors, etc.
Collaborate with investment managers in active asset management of PSP Investments’ Real Estate portfolio
Conduct research and analysis of real estate markets, segmented by asset type and geography, to identify trends and opportunities in selected markets and asset classes
Engage in regular reviews of business plans, assessing and reporting on deviations from projected budgets
Perform ongoing valuation assessments to track and interpret real estate market values, ensuring alignment with current market conditions
Develop Major Decisions Memoranda, outlining evidence-based recommendations for asset-related decisions, including financing options, hedging strategies, leasing agreements, and more
Monitor real estate indexes
Some travel may be required.
WHAT YOU’LL NEED
Bachelor’s degree in Finance, Economics or Real Estate. M.Sc. in Finance or MBA, considered as an asset
Professional designation such as CFA or CPA are considered an asset
Up to four (4) years of relevant experience. Experience in analysis of real estate transactions, a definite asset
High level of proficiency with computer tools such as MS Office (most specifically Word, Excel and PowerPoint). Knowledge of ARGUS, an asset
Strong writing skills
Strong interest for the field of real estate investment
Strong financial analytical skills
Ability to build good relationships internally, as well as externally
Ability to manage a number of different projects at any given time and to manage deadlines
Good attention to detail and presentation of information
Outgoing self-starter; high level of autonomy
Proactivity, forward thinking and drive for results

Good communications skills in English and French (or willingness to learn) (Regular interactions in English with investment partners based outside of Quebec Example: peers, bankers, brokerage firms, etc. and PSP employees in our offices in Hong Kong, London and New York, and interactions in French with employees in our local offices in Montreal and Ottawa)
